101 West End Avenue is a 500-unit, multi-family building characterized by two slender towers sitting on a bulky masonry and curtain wall base. The towers are joined at the ground floor with a double-height entrance and lobby and corridors leading to elevators serving the separate towers. The ground floor also has a mailroom with a box for each unit. Prior to renovation, the lobby design consisted of a Roman-colosseum-like brick wall accentuated with poor lighting and dull finishes. Bromley Caldari Architects transformed the space into a light-filled, airy, fresh space characterized with white finishes, playful lighting, bold use of polka-dots and used by tenants to work in, hang out, see neighbors as they are hosted by the leasing team’s coffee bar in the mornings, smoothies in the afternoon, and wine nights in the evening. The entrance of the building is clearly marked by the new cantilevered glass and steel canopy. Sunlight streams through the circle-patterned glass casting a splash of circles on the sidewalk. Entering through the new double automatic sliding doors, your eye sees the polka-dot terrazzo floor and then focuses on the living-wall growing behind a brass and glass bar. The lobby is populated with comfortable, flexible seating including an Edra On-the-Rocks sofa, moveable plush poufs, and a custom magenta banquette. There is even a water fountain for the many dogs who live in the building. Hidden behind the living-wall is the large 500-plus mailbox mailroom - another explosion of color, pattern and fun. Custom colored built-in mailboxes are installed in the rectangular room clad with Andy Warhol floral wallcovering. Everything is guided by the playful use of circles – the polka-dot floor pattern of the new poured terrazzo floor defining the axis of the lobby is repeated into the corridors leading to the elevators. An on-site leasing office was also designed and fit-out off of the building entrance, making it easy for prospective tenants as well as residents to stop by.

This is the first complete phase in a total building rethink/repositioning. 400 of the 500 apartments are being renovated with updated kitchens and bathrooms and washers and dryers. A 7,500 SF amenity space is being built on the 15th & 16th floors, opening onto a 7,000 SF roof deck. The elevators as well as the public corridors are getting a refresh as well with new finishes and lighting.
