50,000 creatively re-arranged square feet in an existing eight-story garage to an eleven-story condo conversion.

By removing the rear of the parking garage to provide for light and air to the rear bedrooms, the floor area could be replaced on the roof allowing two penthouse units - a flat and a duplex - to be created in the three new stories.

Each of the nine units occupies a full fifty-foot wide floor. The penthouse occupies two. The residential design concept borrows proportion and scale from Rosario Candela and Emery Roth to create old-world grandeur and formality in a new world setting. A full width library/living room/dining room fills the front of each unit, with large eat-in kitchens, laundry room, pantry and ensuite bedrooms to the rear.
