Repositioned as a Luxury Rental
Rethink of a beige brick, 55-unit, 12 story apartment tower. The formerly beige brick, punched opening, 1980’s special has been transformed into a metallic gray sparkler with ribbon windows and a jaunty fiber cement decorative screen.
To achieve this newness, we stained the beige brick with a potassium-based silver-gray masonry stain, and removed non-necessary, non-loadbearing brick piers to provide continuous openings for new ribbon windows. Apartments that were formerly dark and cramped suddenly explode with light and amazing views of the city.
We reconfigured the apartment floors to create unit variety. New amenities for the building include a gym and yoga studio, a new building entrance and lobby with a 24/7 doorman housed in a new two and a half story side yard addition. A new sun deck and outdoor terrace space were developed on the second-floor setback roof.
Light-filled living spaces, multiple amenities for the residents, and high-quality materials ensured the building’s aesthetic and economic success. Professional services included zoning analysis, architectural and interior design, construction drawings, filing for and securing approvals and shop drawings and submittal review.
